Room contents from a documented JunkPDX project. Your own removal areas, access and approved scope determine the estimate.

There is no fixed whole-home price based on room count

A hoarding cleanup quote needs to cover the work you actually want done. One hallway and bedroom are a different project from an entire home, garage and shed. The amount and type of material, carrying work, access and number of removal phases affect the total. A full room does not mean every belonging in it is leaving.

JunkPDX starts with a free, no-obligation onsite estimate. You can request a private walkthrough without tidying or sending photos. We review the selected areas and protected belongings, then confirm the removal scope and price before loading. An advertised standard truckload price is not a whole-property hoarding cleanout quote.

What affects the removal estimate?

Show the areas you want reviewed and explain anything the crew should know before entering. You do not need to calculate truckloads yourself. Furniture, loose contents and dense materials may need different loading and disposal plans.

  • Approved contents: the furniture, bags and loose material that can leave.
  • Access: stairs, tight turns, truck parking and carrying distance.
  • Handling: unusually heavy items, extra loading work and materials needing individual review.
  • Capacity: disposal trips, multiple loads and separately scheduled phases.
  • Conditions: blocked access, unstable floors, pests, needles or biological waste disclosed before the visit.

Separate hauling from cleaning and specialist work

JunkPDX loads and hauls the items you approve. Our cleaners can follow once the agreed areas are cleared. Cleaning tasks, price and timing are confirmed separately; ask which coordination is included in the removal quote.

Repairs, pest treatment and regulated remediation require their own qualified providers. When comparing estimates, check that each covers the same work. A contents-removal price does not establish the cost of restoring the entire property.

Review removal, cleaning and project coordination

Budget for a defined first phase

If you have a spending limit, share it during the walkthrough. Start with a useful goal, such as selected furniture from one room, rather than assuming the whole home must be emptied. Agree on the removal list, belongings that stay, total price and expected result for that phase.

Later visits need their own agreed scope and schedule. Ask how extra items or newly discovered conditions will be reviewed before work is added. Share any move, inspection or property-handoff deadline; a preferred walkthrough date does not promise when the entire project will finish.

Understand loads and compare complete quotes

What a written cleanout quote should make clear

Compare the approved rooms and item groups, included carrying and disposal, protected areas, exclusions and any separately priced services. Check who can approve changes and how completion will be reviewed. Keep the agreed quote available to everyone coordinating the project.

  • Which areas and belongings are approved for removal?
  • What is the complete price for this phase, and what is separate?
  • Who approves a scope change before additional work begins?
  • What needs to happen before cleaners or other providers arrive?

Plan the family contact and keepsakes

Can you give a final total from photos?

Photos can help with initial planning, but they are optional. The onsite review establishes the actual removal scope and price you approve before loading. A doorway photo may not show the contents or access in the rest of the home.

Can I start with one room?

Yes. Ask for a defined first room or item group. Keep undecided belongings outside that removal list, and discuss later phases separately.

Is the hoarding walkthrough free?

The onsite removal estimate is free, with no obligation to hire JunkPDX. Approved removal, optional cleaning and any other agreed services have their own scope and charges. The walkthrough request starts a review; it does not confirm a removal date.
