Full-property planning & management
We define the property’s goal, scope, priorities, budget and order of work. Alex manages the agreed plan across rooms, garages, outbuildings and outdoor areas, keeping the stages and decisions connected.
A thoughtful plan for belongings
Alex’s resale experience helps you consider what may be worth keeping, selling or donating before removal begins. We separate those decisions from the items you approve for hauling.
Moving skills, put to work
Careful handling, staging and loading help protect the belongings you’re keeping. Moving labor can be included as a separate part of your plan; transportation needs are reviewed with you.
Cleanouts inside and out
JunkPDX handles approved furniture, household contents and outdoor debris. We plan the crew, access, loads and disposal around the actual property, including projects that need several phases.
Our in-house cleaners
Once the approved contents are cleared, our in-house cleaners can tackle the agreed cleaning work. We define the rooms, surfaces and finish you want before scheduling, so everyone knows what ready means.
Company & crew coordination
Alex coordinates which company or crew is needed, when they can start and what must happen first. We work with your existing providers or discuss additional company involvement, with responsibilities, quotes and approvals clear.

The walkthrough starts the management plan: what needs to happen, who will do it, what it will cost and how each stage connects to the next.
What we work through together
- Your goal: the rooms and outdoor areas involved, what the space needs to be ready for, and any deadline.
- The decisions: what stays, what needs family review, and who can approve removal or changes.
- The work: sorting, staging, hauling, cleaning and any separate company involvement.
- The logistics: access, stairs, parking, heavy items, crew needs and whether the work should happen in phases.
- The handoff: what finished means for each phase and how you want to review it.
Keep, resell, donate or remove
We start with your decisions. Set aside documents, photographs, family keepsakes and anything still under discussion. Alex’s resale experience helps flag belongings worth a closer look before removal.
Agree on any sale or donation arrangements before they enter the schedule. Donation depends on condition and acceptance; resale value, a buyer and a reduction in the cleanout price are not assumed. Only approved items go into the removal scope.
Cleaning that follows the cleanout
Our in-house cleaners can follow once the agreed areas are clear. During planning, identify the rooms and surfaces you want cleaned—such as kitchens, bathrooms, cabinets or floors—and the condition you need for the next use.
We confirm the accepted tasks, access, supplies or utility needs, timing and cleaning price before scheduling. Cleaning is a separate agreed scope from loading, hauling and sweep-up.
Working with other companies
Have a realtor, cleaner, landscaper or contractor already involved? Tell us who they are and what they need before their work starts. We can plan the cleanout and our cleaning around those dependencies.
For additional company involvement, we agree on who coordinates access, who provides the quote, who approves the work and who pays each provider. Repair, specialty and transportation work need their own confirmed scope and appropriate provider.
Updates, family decisions and remote planning
Choose one authorized person to approve the plan and any changes. Tell us which family members or property professionals should be part of key decisions, and agree on the contact method for updates.
If you cannot be onsite, discuss access, a reachable decision-maker and completion photos before scheduling. If a belonging or an area is undecided, it stays outside the approved removal scope until you decide.

What is included
Your approved scope identifies the removal work, any moving labor, cleaning tasks and separately arranged services. A truckload price alone is not a complete estate-project quote.
If the plan changes
We review added areas, unexpected conditions or extra tasks with your authorized contact before adding work. Phased projects are agreed one stage at a time.

Miller Estate Solutions is a service within JunkPDX, operated through Solely Junk LLC. Alex is your point of contact for managing the agreed project scope, schedule, coordination and handoffs. Our crew handles approved cleanout and labor tasks, and our in-house cleaners handle the cleaning scope. Outside companies perform their own agreed services. Specialist, repair and transportation needs are reviewed separately so the plan reflects who is doing the work.
What is Miller Estate Solutions?
Miller Estate Solutions provides full-scale property planning and project management, led by Alex Miller within JunkPDX and operated through Solely Junk LLC. Alex brings the scope, priorities, schedule, companies and crews together, coordinates the agreed stages and helps manage the project through its final handoff. Cleanouts, resale decisions, moving labor and in-house cleaning are parts of that larger plan.
Is this only for inherited estates?
No. We also help homeowners and families with downsizing, overwhelming properties, move-outs and preparing a space for its next use. The starting point is your property and what you want to accomplish.
Can you help decide what might be resold?
Alex can help identify items worth considering for resale before they enter the removal scope. Formal appraisals, estate-sale services, any purchase offer or resale arrangement must be agreed separately. A sale or a credit against the cleanout price is not guaranteed.
Are cleaning and other companies included in the quote?
Only the work listed in your approved scope is included. In-house cleaning is planned and priced with you. If other companies are involved, we clarify their responsibilities, scheduling, approval and payment arrangements before their work begins.
How do you handle a rough or sensitive situation?
We start without judgment and agree on a manageable first step. Show us the property as it is, including any access or material concerns, so we can determine what our crew can handle and what needs a qualified specialist.
