Confirm authority before removing tenant belongings
Confirm legal authority before removing tenant belongings. Notice and storage rules may apply, and an empty unit is not automatic permission to discard contents. Keep disputed belongings separate. This is an operational checklist, not legal advice.
Document the unit and arrange the turnover
Photograph each room, patio and locker. Record unit numbers, access, parking and deadlines, then assign one contact to approve the onsite price. Schedule authorized removal before cleaning and repairs. Approved commercial accounts receive 20% off standard load pricing on their first pickup and 10% on later pickups while approved, subject to written terms and exclusions.
Before the crew arrives
- Confirm authorization to remove each item and resolve any applicable tenant notice or storage requirements.
- Separate disputed belongings, documents, valuables and anything that must remain.
- Photograph every approved removal area, including patios, garages and storage lockers.
- Record the property address, unit number, parking location, entry instructions and access restrictions.
- Identify heavy items, stairs, pests, chemicals and other materials needing advance review.
- Assign a contact who can approve the onsite scope and price.
- Schedule hauling before cleaning, repairs and the property handoff.
- Walk through the cleared areas before the crew leaves and confirm that all approved items were removed.
Approve the removal scope before loading
JunkPDX offers a free, no-obligation onsite estimate. Photos help with an initial range, but the final price depends on truck space, weight, access and any special handling. You approve the final price before loading begins. Same-day service depends on availability; the crew is closed Sundays.
