Cleanouts we help with

Show us every included room, outbuilding and pile. Mark fixtures and belongings that stay, and share your property handoff date.

How much does a property cleanout cost?

Standard household pickups start at $120. Published truck-space references are $325 for a quarter load, $575 for a half load and $995 for a full load. A property needing several loads is quoted as a complete project; $995 is not a whole-property price.

What the estimate covers

The estimate covers the approved rooms and outdoor areas, carrying, loading, hauling and standard disposal. Dense debris, heavy items, long carries, additional labor and special disposal can affect the total. Cleaning, repairs and demolition require separate agreed scopes.

Share your deadline before choosing a visit. Your two-hour window is for arrival; the crew reviews how long the actual removal will take.

What to know before we come out

What should go and what should stay

We can clear rooms, basements, garages, sheds and outdoor piles. Show us what goes and mark belongings and fixtures staying. For rentals and managed properties, the owner or manager must authorize removal. We confirm the complete price before loading.

Access and your deadline

Tell us about stairs, gates, elevators, parking limits and unusually heavy items. Share your property deadline. Your two-hour window is for crew arrival; larger cleanouts need an agreed completion schedule.

Cleaning and repairs are separate

We remove approved contents and give accessible areas a practical sweep. Detailed cleaning, repairs and dismantling need a separate agreed quote. Plan cleaning, maintenance and any required inspection after hauling.

Check the finished cleanout

Walk through the cleared areas with the crew. If an owner or manager needs completion photos or specific invoice details, ask before the visit. Junk removal alone does not establish that a property is ready for occupancy.

Need a plan for more than hauling?

Miller Estate Solutions provides property planning and management within JunkPDX. Discuss belongings, cleaning and coordination with other companies as one separately agreed project.

Common questions

Questions we hear in Portland.

How do I prevent the wrong items from being removed?

Mark anything staying. The authorized contact reviews and approves the contents to remove before we load.

Can you remove junk from a Portland apartment or basement?

Yes, when access is safe and authorized. Tell us the floor, any stairs or elevator rules, and where the truck can park.

What affects property cleanout pricing in Portland?

Truck space, weight, crew time, access and special disposal affect the price. We review all included areas and truckloads during your free onsite estimate, then confirm the complete price before work.

Do I have to estimate the truck space?

You don’t need to choose a truck size. Show us what goes. We’ll measure the load. Descriptions and photos help us plan, but are not a final quote.

Is a property cleanout price the same as one truckload?

Not necessarily. A property can require several loads, extra labor or special disposal. Standard load prices explain truck space; your onsite estimate covers the complete approved project.
