Choose Miller Estate Solutions when you need help planning and managing several connected parts of a property project. Alex brings together priorities, belongings decisions, cleanouts, in-house cleaning and coordination with other companies through the agreed handoff. It is a service within JunkPDX, operated through Solely Junk LLC. For an already-decided pile that simply needs hauling, a regular junk removal estimate may be enough.

We review what you want the property to become, the rooms and outdoor areas involved, belongings that stay, access, your budget and any deadline. We discuss the order of removal, cleaning and outside-company work, along with who can approve decisions. The walkthrough helps define the plan; it is not a confirmed work appointment.

Start with the area or problem you most want help with. You do not need to tidy up or finish every family decision before asking for a walkthrough. Tell Alex what feels urgent and what matters to you. Together, you can discuss a manageable first stage and leave undecided belongings outside the removal scope.

Tell Alex the budget at the walkthrough so essential work can be prioritized and optional tasks considered separately. A plan might start with one room, removal of selected contents or clearing access before later cleaning. We agree on the work and price before starting. A standard truckload price does not cover a complete managed property project automatically.

Identify one person authorized to approve the scope, price and changes, and tell us who should be consulted about belongings. Mark items awaiting family review and keep them outside the approved removal scope. Alex can coordinate the project around those decisions, but does not settle ownership disagreements.

Remote coordination can be discussed during planning. Agree on access, the authorized decision-maker, how approvals will be given and which updates you need. Request completion photos and identify any local person involved in the handoff. The contact and access arrangements must be confirmed before work is scheduled.

Yes. Alex’s reselling experience can help flag belongings worth a closer look before they enter the disposal scope. Reserve those items for review. A formal appraisal, estate sale, purchase offer or resale arrangement must be agreed separately; a buyer, sale value or credit against project costs is not guaranteed.

Tell us which rooms and surfaces need attention and what the property needs to be ready for. We confirm accepted tasks, timing, utility or supply needs and the cleaning price before scheduling. Cleaning follows the agreed removal stage and is separately scoped from hauling and practical sweep-up. Conditions requiring specialist treatment need separate review.

Yes. Tell Alex which companies are involved, their contact details and what they need completed before their work can begin. We agree on the sequence, access, responsibilities, quotes and payment arrangements. Each outside company performs its own approved services; adding a company does not automatically include its charges in the JunkPDX quote.

Added areas, unexpected conditions or new tasks are reviewed with the authorized contact before they become extra work. We discuss the effect on scope, price and timing and get approval for the change. The original plan is based on the conditions and tasks reviewed together.

Agree on what finished means for each phase: which contents leave, which belongings stay, the cleaning tasks and who receives the space afterward. At handoff, review the completed work against that scope and identify remaining tasks. Preparing for listing photos, a new resident or another contractor can require different work.

Send the property city or ZIP, your goal, the areas involved, any deadline and who can authorize the project. Mention belongings for family or resale review, cleaning needs, access concerns and other companies already involved. Photos can help, but you can request a walkthrough without them.
